Pemberton Abingdon Holiday Lodge on stunning Surrey rural park

Fees paid until April 2012. The lodge measures 11m x 3.7m (36ft x 12ft).
The lodge is sited at Edgeley Park at the edge of the South Downs in rural Surrey - Edgeley is ideally located only minutes from the charming village of Goldaming and only a few miles from the bustling town of Guildford. Nearer to home is the village of Cranleigh with a weekly market plus a wide range of shops. Guildford station is only ten minutes drive away and offers a fast route to London Waterloo (40 mins).
I bought the lodge brand new 12 months ago(April 2010) and I have used it for an average of 2 nights per week as a convenient second location while working for a firm in Godalming. Due to my job changing I now have no need for it. The lodge is extremely well designed and has been very comfortable during both Summer and Winter. Edgeley Park is a delightfully quiet pet and child friendly site. There is an indoor swimming pool and a hard tennis court. The staff are exceptionally helpful and the surroundings are beautifully tanquil. The pitch fees are fixed at the rate they were when I bought the lodge in 2010. They are £3,206.81 including VAT. The fees for this year are paid up to 5th April 2012, and so that is included in the price. The site is open 12 months per year and lots of people use their lodges throughout the year, so there are plenty of staff around and a good level of support. The gas supply is LPG but comes through a main and not bottles. Gas, electricity and water charges are quarterly according to metered consumption. The lodge features: • PVC-U double glazing with front patio doors • Gas Combi central heating system with radiator in every room • Fibreglass insulation: 150mm - roof; 60mm walls and underfloor • Vaulted ceilings throughout with a minimum ceiling height of 2.13m (7ft) • Classic electric fire suite with remote control • Access to shower room via master bedroom and hallway • Gas cooker hob with separate gas oven, grill and electric ignition • Microwave oven • Plumbing provided for dishwasher or washer dryer • Integrated fridge/freezer • Luxurious lounge suite with fold-out sofabed armchair and swivel armchair • Free standing dining table and four chairs • Multi-outlet TV aerial booster providing TV point in each bedroom • Flat screen LCD HDTV with built in CVD player • Sky satellite dish • Walk-in wardrobe to master bedroom • Fire extinguisher, smoke detector and carbon monoxide detector • Full inventory pack (for six) including cooking pans and utensils, crockery,cutlery, glassware, kettle, toaster, cleaning tools. FEES PAID until April 2012.
